Title:
Construction Manager
Assists the project team by providing input to identify key success factors, timing of design and procurement deliverables, and establishing common work breakdown structures. Provides leadership to cause the creation of organizational structure and processes required to fully execute the requirements of services and is responsible for the execution of Civil services, quality, subcontractor performance, and construction cost. Evaluates Civil service execution for compliance to contract, design data, schedule, cost budgets, and quality, advising the project team of status, issues, impacts, risk, and cost influence factors on the scope. Monitors the implementation of safety orientations, safety indoctrinations and gang box meetings and provides coaching for improvement. Monitors crews for organizational structure sizing crew mix ratios and wage compliance. Reviews and monitors cost and man-hour budget for installation process and develops a staff facilities equipment and tool requirement plan.
RESPONSIBILITIES
+ Responsible for the daily field construction of an individual project in accordance with the established policies, procedures, systems, and requirements approved by the company.
+ Capable of running a project of $7 to $15 million.
+ Supervises and directs the daily efforts of the physical construction of the project through daily coordination of all field activities, subcontractor direction, and code/specification compliance.
+ Responsibilities include technical input for schedule creation, subcontracting strategy, subcontractor scopes of work, quality of construction, schedule adherence, budget containment, safety, selection of methods, systems, and techniques of construction, and labor cost control through daily attention to unit costs and adjustments in crew size or composition, etc.
REQUIREMENTS
+ 10+ years’ construction experience, with a good understanding of all trades associated with commercial and industrial construction.
+ Civil and Structural Construction Management background a must.
+ Ability to communicate written and verbally to client, team and management.
+ Ability to lead meetings and take meeting minutes.
+ Ability to work with minimal supervision in daily tasks.
+ Ability to read drawings and specifications.
+ Understanding of OSHA Regulations
+ Strong skills in Microsoft Office Suite, including word processing, spreadsheets and applications.
PHYSICAL REQUIREMENTS
+ Work includes field inspections and the physical ability to conduct field inspections which require the following activities:
+ Extensive walking in and around a construction site, climbing ladders, climbing scaffolding, working on elevated platforms, working on uneven surfaces and working in small or confined spaces.
+ Some lifting may be required.
+ Must have the ability to walk into and out of the project (enter/egress).
+ Must be able to use appropriate standard issued Personal Protection Equipment (PPE) required for each assigned task (i.e., harness, life vest, lift buckets, etc.)
+ Excellent verbal and written communication, listening and interpersonal skills.
+ Must be able to maintain positive relationship through daily communication with the client.
